    Análisis de la prefactibilidad en la creación de una inmobiliaria para la empresa Vásquez Arango Arquitectos S.A

    La investigación se realizó en la empresa, Vásquez Arango Arquitectos S.A, una empresa dedicada al diseño, construcción, remodelación e interventoria, durante 24 años consecutivos. A lo largo de estos años de trabajo la empresa, ha recopilado un importante record de obras, además se ha caracterizado por tener una amplia gama de servicios y se propone ser una empresa integral desarrollando los dos grandes campos de acción dentro de la propiedad raíz, que son: la construcción y la comercialización de inmuebles, adicional a esto, la empresa busca producir unos ingresos adicionales a los generados por los departamentos de diseño y construcción. Es por esto que se realizó una investigación para analizar la prefactibilidad de la creación de una inmobiliaria dentro de la empresa de arquitectura y construcción Vásquez Arango Arquitectos S.A, con el ánimo de generar más ingresos a esta compañía. En búsqueda de desarrollar la idea principal del presente trabajo, se analizó el comportamiento del mercado inmobiliario, datos de otras inmobiliarias y empresas de construcción que tienen dentro de sus características la venta de inmuebles, y la evolución de la empresa Vásquez Arango Arquitectos S.A, ante los cambios.

    Análisis del presupuesto de la Nación Colombiana desde 1986 hasta 2014

    The budget of the Colombian Nation is given where an estimated expenditures and revenues that the nation has in a particular year is presented. This budget consists of the revenue collected through taxes, the income generated by public sector enterprises and domestic and foreign debt service. This money is distributed in state appropriations discriminated in operating expenses, debt service and capital expenditures. As time passes, the world has been undergoing a process of globalization in which most of the countries are interconnected through international treaties. Colombia has been immersed in all this and has affected the economy. Thus, the state has had to increase its budget in order to keep this economy growing.

    Los centros de servicios compartidos: una estrategia empresarial competitiva

    In today's business world you can demonstrate successful companies, by designing business strategies that have led to the achievement of its objectives. One such strategy is the centralization of certain support processes that are common to different business units under one organization that operates as an independent NIT and aims to provide added value to their customers with service approach. This model is what is known today as Shared Services Centers, hereinafter CSC. (Novoa & Sanchez, 2012) The main function of the CSC is to reduce costs, economies of scale, standardization of processes and policies, and increase efficiency and effectiveness of the services they provide to the business units (clients) dedicated to their main function that is, it really can do. For this reason, the aim of this paper is to present the impact it has generated in large multinationals such models seeking organizations to be more competitive, sustainable over time and therefore increase their profit margin in time, which means, do more with less; leveraging strategy of its customers. For the development of this research approach was used exploratory study, we started from a hypothesis that refers to the efficiency of the CSC as organizational competitiveness strategy in providing common business services Nutresa Group. Based on this, it was taken as reference initial large renowned companies in Latin America as a probability sample to learn which have implemented this type of financial strategies and some of the results obtained. To do this, as the primary source an interview was made the Director of Services Collaborator and Compensation and the Manager of Trading and Purchasing, who are among the founders of Services Nutresa SAS Shared Services Centre Group Nutresa SA, one of the great Union Antioqueño companies, where we will announce as creation began, what were the main motivators for implementation and benefits brought to the Business Group. In addition to the interviews, as a secondary source research in articles, books, texts, newspapers, documents on the web or library of USB which referred to financial strategies, business models, successful companies which detailed operation it occurred more fund the benefits and implications that can bring to an organization, the implementation of this type of business model. Finally what we want to inform entrepreneurs of tomorrow are the benefits of implementing this type of business and how its implementation will their organizations, recognized, sustainable over time and competitive.     El comercio electrónico como estrategia de emprendimiento de los estudiantes de Negocios Internacionales de la Facultad de Ciencias Empresariales de la Universidad de San Buenaventura

    En la actualidad, con el desarrollo de nuevas tecnologías y la globalización de las telecomunicaciones se ha generado una mayor interacción virtualmente donde no hay barreras entre las personas y los mercados, esto ha abierto la puerta a una nueva modalidad llamada “comercio electrónico” la cual ha cambiado la forma tradicional de los negocios, buscado generar una optimización en tiempo, costos y cambiando el tipo de relación entre comprador y vendedor. Por lo tanto se puede entender por comercio electrónico cualquier tipo de actividad que se realice a través de medios electrónicos, en la cual participen distintos actores, además se tiene en cuenta el pago y pedido de bienes y servicios a través de estos medios. Con esto se busca analizar las ventajas y desventajas que trae esta modalidad de comercio y si se ha convertido en una oportunidad de negocio para los jóvenes hoy en día.

    This article is based on a critical –comparative analysis between Colombia and Mexico about the balance of payments as an economic phenomenon that involves all countries of the world in the course of its business transactions and its components; through which they can identify each of those macroeconomic objects that affect them positively or negatively on your link growth and economic recognition, your position and level with respect of others and the guarantees that your have in savings and investment. The balance of payments is a fundamental economic record in the presentation of transactions that a country has with the rest of the world, as it involves all the movements and operations that performed in a period determined, revealing those that generate a successful economic level those that do not, and this result maintain balance in the economy of a country.

    Descripción y análisis de los ingresos del estado colombiano, en el periodo 1986-2014 ley 1607 del 2012

    The incomes in the Colombian state are initially given by an estimated budget that shows incomes and expenses that can be obtained in the next fiscal period. In addition, it is understood that the Colombian entities that regulate these revenues are primarily the DIAN and the Ministry of Finance and Public Credit. The incomes come from three main sources, which are: incomes by taxes, incomes earned by companies and Public Sector and incomes by internal or external debt, those items generate to the Colombian state the entries that it needs to operate normally. In addition, it has to be cleared that within the above items was found that taxes are the major contributors on total incomes. The main taxes are: Value Added Tax, withholding source tax, Income tax and Complementary, wealth tax, tax on financial transactions and custom tax.

    Gestión contable de la propiedad, planta y equipo bajo Normas Internacionales de Información Financiera (NIIF) en las pequeñas y medianas empresas colombianas

    Abstract Nowadays in Colombia, the adoption of International Financial Reporting Standards [IFRS] represents an obligation for the small and medium-sized enterprises due to the law 1314 of 2009 established for the Congress of the Colombian Republic. This law wants that the financial reporting to present for every company, be similar with the international standards, which its purpose is that the information reflected in the financial statements be reliable and comprehensive; establishing processes of recognition, measurement, presentation and revelation of the financial information. The change of the norm brings with itself different modifications in the countable treatment, principally affecting the items of property, plant, and equipment; which generates for the companies a differentiable ratio between before the decree 2649 of 1993 and after that. The present article is a guide for the Colombian small and medium-sized enterprises [SMES], in what refers to the recognition, measurement, and presentation of information, in order to have a correct accounting management of the items of property, plant and equipment according to what have been established by the new normative framework; for which, has been done a description of the global context of seventeen section and the decree 2649 of 1993; an analysis of the most important changes that this international normative framework incorporates in Colombia under the decree 3022 of 2013, in relationship with the old accounting principles generally accepted in Colombia under the decree 2649 of 1993. Finally, setting as goal that the reader have a broad knowledge about accounting management through examples which facilitates the comprehension of recognition, measurement and valuation of assets represented in property, plant and equipment of SMES.     Una historia de transformación e innovación en Enka de Colombia S.A.

    The purpose of this paper is to determine how, through the implementation of recycling mechanisms, ecological actions and innovative projects such as the creation of a recycling plant for PET bottles and a power plant, Enka de Colombia managed to increase its levels of profitability in the years 2013 to 2015. In order to fulfill this objective, a research is proposed using an inductive methodological design, since the knowledge generated emerges from particular phenomena and situations already described previously, in order to obtain conclusions regarding the evolution and financial growth of the company. Very positive results are obtained, because the company focused its attention on a new line of business, very profitable for it; this was because Enka generated its own raw material derived from PET bottles, reducing production costs and becoming the leaders in PET recycling. In addition to generating its own benefits, the company, when implementing the recycling mechanisms, not only impacts the environment, saving 92% of energy by using its own plant (Energy savings equivalent to the consumption of 262,000 households), reducing 72% of CO2 emissions when compared to virgin resin production; but also impacts on the community generating employment for more than 2,800 people, who are mostly mothers head of family, displaced and reinserted.

    El impacto del desperdicio en los estados financieros: caso Calorcol S.A.S.

    Toda empresa manufacturera produce un desperdicio en su proceso productivo, en algunos casos este puede ser gestionado de tal forma que no afecte en gran porcentaje los Estados Financieros de la compañía, pero para otras, estos desechos se vuelven casi incontrolables, lo que afecta gravemente las utilidades arrojadas al final del período contable. Es por esa razón, que en este trabajo analizaremos el problema que representan los desperdicios para CALORCOL S.A.S. durante cinco años (2010-2014), enunciaremos las tres etapas en las que se lleva a cabo la producción, haciendo énfasis solo en la segunda fase, esta es, la fundición de las rocas, pues es en este punto donde el desperdicio es mayor y lo producido no puede ser reprocesado. Luego, analizaremos los porcentajes de desperdicio arrojados y los impactos que tienen en el Costo de la Mercancía Vendida (CMV), pues es en esta cuenta del Estado de Resultados donde la compañía clasifica estos valores arrojados por los desechos; además veremos la incidencia que tiene en la Utilidad Bruta (UB), pues las Ventas menos el CMV, es igual a la UB; con esto nos daremos cuenta que la relación del desperdicio con el CMV es directamente proporcional, pero inversamente proporcional con la UB. Para obtener todo lo anteriormente explicado tuvimos en cuenta el enfoque mixto, con un tipo de estudio explicativo, pues estos nos permiten abarcar e ir a un análisis más profundo de los hechos, todo esto lo obtuvimos con fuentes primarias (experiencia personal) y secundarias (textos y Estados Financieros).

    La dinámica actual de los mercados, ha llevado a las empresas a orientar sus esfuerzos hacia la competitividad y a la constante búsqueda de satisfacer y superar las expectativas de clientes y consumidores, en la que la calidad de los productos y servicios se vuelve una característica diferenciadora en un entorno cada vez más globalizado. Teniendo en cuenta las buenas relaciones de nuestro país con los demás países de la región u los tratados de libre comercio firmados recientemente, surge la necesidad de preparar y fortalecer las empresas colombianas, especialmente las pymes, las cuales representan la mayoría del total de las empresas nacionales. Es por esto que se debe entender la importancia de contar con sistemas de gestión y modernización que le permita a estas pequeñas y medianas empresas, ser competitivas, llegar a nuevos mercados y permanecer en el tiempo consolidando la industria nacional. Bajo este marco se desarrolla el presente escrito, en el que se incluye una mirada a las pymes del municipio de Bello y describirse la importancia de la implementación de sistemas de gestión y modernización en sus empresas.

    Indagación sobre algunos aspectos del capital humano en las pymes del municipio de Girardota

    Las Pymes a pesar de ser pequeñas y medianas empresas han logrado generar dentro muchos países un gran crecimiento económico, esto ha incentivado el interés de investigadores por observar e identificar cuáles son las diferentes tendencias que marcan el funcionamiento de estas organizaciones, es así como en esta investigación se pretende describir las características del talento humano de las Pymes dentro del municipio de Girardota.Es necesario conocer la gran importancia que tiene el desarrollo de este tipo de escritos dentro del campo empresarial, ya que les permite tener una visión del estado actual del capital humano dentro de las Pymes.Esta investigación se enfocara en el desarrollo de algunas variables, como son: el nivel académico, la rotación y la capación que recibe el personal dentro de estas empresas, usando como premisa principal que el capital humano es el recurso más importante y productivo de una organización. Este análisis será una gran herramienta para la toma de decisiones ya que permitirá identificar las causas del fracaso de muchas pequeñas organizaciones, que debido a la informalidad de su administración y el no emplear los recursos necesarios en el capital humano, presentan altas tasas de rotación del personal no capacitado y por ende fallas en la producción de productos o servicios.

    Entre la amplia gama de bienes que se comercian electrónicamente se encuentran los bienes de lujo que se pueden definir según la economía como los bienes que tienen más demanda que oferta es decir son bienes que son muy deseados por las personas y que en la escases de oferta tienden a tener precios altos y por esto se denominan lujos, no son de primera necesidad pero son muy consumidos y buscados por la población en general es por esto que en el comercio electrónico no son la excepción y los consumidores siempre quieren buscar formas más fáciles para obtenerlos.

    Principales causas por las cuales los estudiantes de la Universidad San Buenaventura, seccional Medellín, podrían incurrir en uso de préstamos informales

    Nowadays the "Pagadiarios" have become synonymous of violence, where those who need to be financed quickly are extorted and manipulated to the point of entering into a vicious circle from which it is difficult to leave. Taking into account this problem, it is intended to identify the main causes by which the students of the San Buenaventura University sectional of Medellin, could resort to illegal funding offered by these “pagadiarios” because these criminal gangs seek to attract vulnerable populations such as young students. The research carried out is exploratory given that the resources to undertake more technical, scientific and academic work are insufficient, where it is observed that there are data difficult to collect. Likewise, by an investigation that proposes a solution to the credit system for the students of the San Buenaventura University, sectional of Medellin, catalogs to this investigation like exploratory. The results showed a positive response to the use of the "pagadiario" since most of the interviewees of the students assure that they do not use illegal loans because of their knowledge that it is an illegal act and that its consequences are serious. Finally, it can be concluded that the students of the San Buenaventura University have the advantage of their knowledge of how these lenders work, causing that they do not access to the “pagadiarios” and in turn the how the banking entities, playing a fundamental role in these scenarios to avoid that the people are indebted to non-legal entities, prefer to stay out.

    Los riesgos de la economía compartida para la economía tradicional

    In the past few years, people have implemented different strategies to make extra income and to enhance the way they live. One of those strategies is to look for goods and services at a lower price and to sell or rent the things they're no longer using. This is part of a new economic model known as shared economy; which differenciate from regular ecomomy because of the way the offer and the demand are ruling the market. It is all about sharing goods and services and generating income mainly through digital plataforms, in order to meet different needs and to stock up with goods and services that can be obtained through other consumers. This new economy is not regulated in Colombia yet, because it's a model that is just begining even if a lot of consumers and companies are using this strategy to lower costs and generate profitability and extra income. Shared economy also represents some risks which can generate positive and negative effects on the economic system. This degree work has a qualitative approach and a descriptive scope and it's based on documented reasearch that has, as a main topic, the shared economy and it's different characteristics and risks
