    This article analyzes everything related to and that has to do directly, with the impact that is generated in companies from the dimensioning of their organizational structure. It is worthwhile to clarify and define what is an organization, where its definition in the dictionary is quite clear and concrete: "it is the set of two or more people who work collaboratively and together within identifiable limits to achieve a goal or common goal ". In short, what is meant to be understood is the importance of roles in any organization, because without a joint work it is impossible to have any efficiency in the projects, or in the worst case that leads to the total deterioration of the company. The company is a social system where man plays an important role, can work with rules established by the organization where motivation and incentives show different attitudes, positive feelings, interpersonal relationships and informal work groups that make productivity higher. "The man of the organization through social action and social learning, unconsciously builds in the first instance beliefs or fundamental proposals, and secondly in a manifest and conscious way values, ideologies, stories, myths, symbols rites, language. These elements that man finds in social action and that are part of the collective consciousness assimilates them and reinforces them with their behavior, thus immaterial features of the culture of the organization appear Throughout this paper we will be analyzing some models of business organization, and how these can be applied effectively in architectural construction and design companies, where the general and most important objective of all will always be customer satisfaction.     Las buenas prácticas según metodologías PMI, aplicadas a un proyecto de vivienda. Caso conj. residenciaL Flamenco, Parque Heredia Proyecto(VIS)

    Afirma García & Velandia (2014) que el principal problema del sector de la construcción en Colombia radica en el mal manejo de procesos administrativos, estratégicos y técnicos constructivos en las obras de infraestructura, como solución a esta problemática se desarrolla una herramienta en la que intervienen los procesos nombrados, conocida como el Project Management Institute PMI. Actualmente el sector público y privado ha tenido un notable desarrollo en el incremento de proyectos de construcción de viviendas multifamiliares y en forma general la vivienda VIS. Estos proyectos se caracterizan por la planificación y un compromiso de tipo económico, laboral y en especial de tipo gerencial. Es en este sentido de las competencias y las buenas prácticas de los gerentes lo que garantiza un trabajo bajo la reglamentación del PMI y de esta manera relacionando las categorías que participan en este tema como lo es la planeación, el diseño y la construcción. Afirma Hurtado &Morales (2016) que los gerentes de proyecto de estas obras suelen ser Ingenieros Civiles, quienes a pesar de contar con mucha experiencia obtenida a través de la práctica, desaprovechan gran cantidad de herramientas existentes en la gerencia de proyectos que servirían de ayuda en la gestión, a veces por desconocimiento y otras por la premura del tiempo

    La ética profesional en la toma de decisiones gerenciales en proyectos arquitectónicos

    Professional ethics applied in managerial decision-making is one of the aspects that determine the proper development of an architectural project, which ensures the social, economic and environmental responsibility of its execution. This article aims to describe the impact that this entails, from two perspectives, ethical and non-ethical behavior, based on organizational and individual principles. This type of research corresponds to a descriptive documentary exploration with a qualitative approach. It is divided into three phases, the first deals with professional ethics and management, the second relates these concepts to the management decision-making of architectural projects and the decision process in conflicts generated by ethics. Finally, a count of three Colombian accidents is made, where a lack of ethics by professionals in architecture is evident. We conclude that the manager is the central axis of a project, in which the guidelines for codes of ethics and principles depend on whether his functions keep ethics in mind, this largely means avoiding legal problems and damages to all the actors in the project, which can be disastrous.

    Gerencia de proyectos y factores que afectan los espacios públicos en Cartagena de Indias

    Public space in Cartagena is one of the most vulnerable architectural and community spaces due to the insensitivity and ferocity of tourism and in addition to the lack of citizenship that fosters this weakness. However, leadership is needed when projecting new ways of developing the city in favor of public spaces and that leadership arises from the architectural need to find sustainable, pleasant and natural principles for the enjoyment of citizens. The main hypothesis of this article looks for the qualitative approach to the problem, and looks for the relationship between the deficits of public space in Cartagena de Indias and the incidents that the management and protection plan of the historic center PEMP has had. Among the objectives of the article is to analyze from project management the deficits of public and architectural spaces in the city of Cartagena de Indias. This indicates the conviction that the article will contribute to the problem of the deficit of public and architectural space in the city of Cartagena de Indias.

    El teléfono roto de la salud mental en la ciudad de Cartagena

    Mental health is relegated within the health system worldwide and Colombia is no exception, a problem that over the years is increasing and where the number of people who suffer from it is accelerating day by day, an issue that is taken with tweezers for its management and applicability, not only in the processes and the way of offering the health service but also in the appropriate architectural infrastructure and that it merits to satisfactorily meet the level of care that people need. Within all this problem, city managers do not reflect on the fact that these increases in population with mental problems occur, where there are countless environmental, social, economic and infrastructure factors that trigger this problem, all this due to the bad management in the projects that the city has been involved in the last years. And this is where the mental health of the population is affected because, although there are rules that protect the patient such as resolution 2358 of 1998 where it states that health is a good and a service of public and general interest, this in turn does not guarantee that users receive quality care, currently in Cartagena these people are only active for the health system, but they do not meet the correct care requirements. The purpose of this article is to critically address and expose, a problem that in governments goes unnoticed as the lack of projects of mental clinics in the city, and above all leave the question of how rigorous they are in the entities to manage projects that help this affected population..
