- PublicaciónAcceso abiertoGerencia del cliente: pautas y criterios para el conocimiento y mantenimiento de edificaciones por parte del propietario(2020-02-24) Maquillón Jotty, Jose Eduardo; Villarreal Molina, HowardEl artículo contiene los puntos necesarios para diseñar y poder ejecutar un buen proyecto constructivo basado en la guía del PMBOK ( de los fundamentos para la dirección de proyectos) en la ciudad de Cartagena, enfatizado en la gestión de la integración, dicha gestión se basa en que exista concordancia en las partes que componen el proyecto, donde el tiempo, costos y calidad (resaltando como primordialmente estos tres) entre otros, trabajen armónicamente coexistiendo sin afectarse negativamente. Se toma como referentes dos (2) proyectos en Cartagena, en el cual se resalta la falta de implementación de las partes nombradas dentro de un conjunto que, se lleva a cabo en pro de minimizar y/o anular los imprevistos, donde mayormente se dan por no pensar en la construcción como una parte compleja, si no como piezas sueltas el cual, dichos imprevistos, se convierten principalmente en daño hacia los trabajadores, recursos físicos y el medio ambiente. Por otro lado se busca desarrollar un nuevo componente necesario para esta gestión integradora, el cual se conserve la vida útil de la construcción, tanto en su etapa de ejecución como en la de finalización y entrega, perdurando en el tiempo donde se lleva el análisis y mantenimiento de dicho proyecto.

A choice Must be made consenting the entire organization to identify and achieve effective management during the project since the risks exist from the moment This is Conceived. Advancing a project without taking on a proactive risk approach increases the likelihood of a project risk materialize and possibly leading to failure. The absence of a risk management model in the project is the subject of research for this article, it reflects a deficient risk management and therefore a lack of knowledge of the true dimension of the risks to which many Projects. To continue this way the projects would not meet the objectives of the budget and programming initially raised, for this reason, from the conception and planning of the project one must contemplate a risk management to avoid delays and overcosts. Risk Management has been taking interest in the last few years within the construction industry, but not in the magnitude to be taken for the various projects. Colombian companies have not yet embraced the culture of analyzing the risks to which both contractors and customers are exposed.
